Marketing the rental property

We are one of the only real estate companies to feature rental apartments on our web site.  Our web listings include multiple photographs and comprehensive information today's tenants demand.  Our listings include room dimensions, utility descriptions and property specifications as well as downloadable property flyers. In addition to our web site we also place properties on the local Multiple Listing Service.  Yard signs have become increasingly important to the marketing of apartments as tenants usually drive through a neighborhood before contacting a real estate agent to preview units.  Our signs are tastefully designed and include our web site to provide the greatest exposure to potential tenants possible.

Tenant Evaluation

There are several ways tenants may contact our office.  Most tenants call First Mountain due to our advertising and signs.  Many will go to our web site and look through our inventory online.  We have have received interest from as far away as Europe and Australia and all because of the internet.  Other tenants come from newspaper advertising or personal referrals.  No matter how potential tenants call us they all go through the same screening process to ensure they are financially qualified.

We will spend 10 to 20 minutes on the phone discussing potential properties and then make an appointment to meet at our office in Montclair.  At the office we spend about 30 minutes interviewing and qualifying clients.  We will have our rental application filled out and discuss credit, income, and employment requirements.  This all happens before any properties are shown.

Leasing the Apartment

Once a client has found an apartment we will write a lease, check credit and collect checks for the security deposit and brokers fee.  The broker's fee is usually paid for by the tenant or their company.  Everyone over the age of 18, who is not a dependent, will be required to have their name on lease documents.  Income verifications can be as simple as a pay stub or offer letter if the client is a new hire.  For individuals without income, a brokerage or savings account statement can be used.  Self-employed tenants will be required to use either a W2 statement or asset verification.  Students should provide proof of financial aid and/or a co-signer.

 The lease is then presented to the landlord.  If the landlord accepts and signs the lease the security deposit check and the broker's checks are disbursed.   The tenant and landlord then have 3 business days in which to cancel the lease.  This is called Right of Rescission or attorney review. 

After the property is rented we will keep in touch with you and remind you of expiring leases 90 days before they run out.  In New Jersey after a residential lease expires in automatically converts to a month to month lease.  That means a tenant could move out with only 30 days notice and in today's market that is not enough time to re-rent the apartment.
